It is a nice apartment with 2 bed, 2 bath, sep. laundry, study and parking in a small boutique block of 9 units. It is a decent size 140sqm on title and a walk to the train station. Client wanted to deal in the Mosman, Cremorne area but was getting priced out, so we had to cast the net a little further afield.

Purchase Price: $1.625 million
This young couple had bought and renovated a small 2-bedroom apartment with us several years ago. They sold it off market as they are expecting their first child and needed to upsize. We advised them through the selling process, getting them $10,000 over their asking price, and we also negotiated a discounted commission with the Real Estate Agent. They then asked us to assist them buy the above 3-bedroom, 1 bathroom, 2 parking apartment. The upside here is it in a small block of 6 and has 2 x lock up garages (both on separate titles, which gives the option to sell one off in future). Although the unit is in neat and tidy condition, there potential to personalise down the track, as the owners are intending this to be a long-term home. The reserve at auction was $1.65million and we managed to buy it on the day at $1.625 mil. (Last sale in complex mid 2017 – $1.605m , renovated but with only one lock up garage.)

Purchase Price: $2.1 million
We just bought this large, brand new family home for a family that wanted to move near to Knox private school and to have easy access to rail services. This property initially came onto the market with a price guide of $2.4 to $2.6 million. Our client was happy to pay close to that, however as a result of our extensive market analysis, we advised the client that in our opinion the price was too high. Over the next five weeks we submitted several low offers, finally exchanging on a contract, with a cheque and favourable terms for the vendor, at a price of $2.1 million. A great example of how it pays to have professional market experts in your team!

Purchase Price: $1.45 million
We just bought this house for a young couple in a quiet cul de sac in Marrickville. The vendor was after a price of $1.49 million but we managed to purchase it for $1,446,500. This is great value for a free-standing house in this part of town. The real point of difference for this house though, is that it has a proper one-bedroom granny flat. The flat has its own entrance, its own courtyard and is separately metered too, which makes it very rentable, (approx. $500pw) thus providing a tidy second income.

Purchase Price: $1.8 million
We bought this unit on 13 June 2018 ,comprising of three bedrooms, 2 bathroom, 2 parking, 98 sqm, 2 balconies + views for $1.665 million. The previous sale in this block was in February 2018 , which was a 3 bedroom, 2 bathroom, one parking for $1.8 million. Although this one did have a small garden, it does show that prices are still softening this year – and that there are plenty of good deals to be done.

We just bought this newly renovated waterfront apartment in Narrabeen – three bedrooms, 2 bathrooms, 2 parking. In terms of quality and finishes we had not seen a better place –and there is potential for depreciation here too. It had been on the market with a price guide of $2.85 to $2.9 million. We managed to secure the property for $2.725 million. All our comparable research for this street had similar properties in this street selling throughout 2017 for $2.8 to $3.0 million –yet more evidence of the cooling market in Sydney. These particular clients had their hearts set on Manly and had not looked anywhere else. We showed them this property and they fell in love with it. A big part of a Buyer’s Agent’s role is to think outside the box and come up with alternatives/compromises that a client may otherwise not consider.

Purchase Price: $2.41 million
This one ended up going to auction. Results in Sydney have started to get patchy, so we were happy to let this campaign run its full course. Sure, enough the auction did not achieve a result and 5 hours later we negotiated a price of $2.41 million. The client was extremely happy as this came in at $160,000 under their budget. It is not often we go to auction as we usually try and secure a property before, if we think the value is correct. However, with Sydney running hot and cold now we fully anticipate attending more auctions on our client’s behalf.

Purchase Price: $1.48 million
We just bought this 3 bed, 2 bath, one parking apartment in a boutique block in Cremorne for $1.48 million. We knew this property was about to come onto the market, and as our client was pre-approved and ready to deal, we managed to move very quickly. The property came onto the market on the Saturday and we bought it on the Tuesday. A great result for all. So, often in these negotiations speed is of the essence, having good a Financial Planner and Mortgage Broker in your team to make sure all your admin is correct and up to date gives you a definite advantage.

This client was an owner occupier. He wanted to buy a one bedroom apartment in or around the Eastern suburbs. The challenge was a modest budget of mid $500’s. He had been looking for over a year before he engaged our services. Within 6 weeks we secured him this property featuring 2 bedroom, one bathroom (with laundry) and a lock up garage. It had been on the market with a price guide of $560 to $580,000 – we managed to purchase it for $555,000.

We bought this apartment for an investor (initially as an investment but planning to move into it later) for $851,000 pre-auction. The apartment is unrenovated and is leased for one year at $600 pw. (3.7% gross yield.) An interesting development after we had signed contracts, was one of the other interested parties offered $900,000 to buy this apartment. 16/40a Roslyn Gardens sold for $870,000. Although this apartment had been renovated it was located on the side of the building and the view was compromised. It also had a very narrow, overlooked balcony that made it virtually unusable.
